Preconstruction Manager

Job Title: Preconstruction Manager

Reports to: Director Of Construction/Operations Manager

GENERAL DESCRIPTION

This position is responsible for increasing the successful close rate, preparing the project for a responsible margin and decreasing the time it takes in getting opportunities from sales to revenue for new opportunities

KEY JOB RESPONSIBILITIES

  • Coordinate and work in conjunction with the account representatives as directed to cultivate project opportunities
  • Once the project is signed, collaborate with the account representative and Vice President on the strategy of getting the project to a responsible margin project and ultimately revenue.
  • Attend job walks with clients as requested by account managers
  • Schedule and attend job walks with subcontractors
  • When requested, attend office visits and meetings with the account representatives and engineers, design professionals, property managers and clients to discuss specific projects and opportunities
  • Create, communicate and manage preconstruction schedules for projects during the pre-sale portion of a project, including scheduling and managing job walks, deliverables, estimating, design/engineer RFQ/RFPs, and sales pitches
  • Develop, communicate and present preconstruction deliverables including preconstruction schedules, phasing plans, project specific QA/QC plans, safety plans, and communication plans.
  • Coordinate and assist in scope development and plan review in conjunction with the design professional
  • Coordinate and assist estimating with developing project specific bid tabs, bidder list, subcontractor requests for proposal, review/scrub of subcontractor proposals and assist with developing final proposal to be submitted to client
  • Attend preconstruction meeting with engineers and clients and drive preconstruction progress as set forth by the preconstruction schedule
  • Document all gained and lost days in the preconstruction progress through weekly reporting and updates to the preconstruction schedule
  • Prime contracts are to be assembled by the account manager for review by preconstruction manager prior to sending.  This will help with the review process as well as assist in managing the timeline of the contract to ensure that it is issued correctly, and timely. Preconstruction manager to follow up with Account Manager to ensure that it is signed and returned to RE in a timely manner.
  • Schedule, attend and maintain meeting minutes for sales and preconstruction meeting to be held every two weeks. 
  • Participate in a preconstruction to reconstruction project handoff.  Each project needs to have a file with standard information that is shared and communicated with the production team that will be responsible for the project. 

WORK EXPERIENCE, EDUCATION, SKILLS AND OTHER REQUIREMENTS

  • Project management experience
  • Exceptional oral and written communication skills.
  • Excellent computer skills, including MS-Excel, Word, MS-Project and Outlook.
  • Excellent customer service skills.
  • Ability to exercise sound independent judgment.
  • Ability to prioritize, exercise sound judgment, and communicate with co-workers.
  • Strong knowledge of construction methods and construction safety laws.
  • Ability to get along with others

EDUCATION REQUIREMENTS

  • High School Degree
